We meet with you in person to listen to the vision for your project and learn where you are in the process of preparation, whether you’re starting from scratch to take a dream into reality or ready to build from plans you already own. At the complimentary initial meeting, we gather the information we need to create a Pre-Construction Services Agreement, which is our unique process for planning your project, specifically the big 3: Budget, Schedule and Selections.
Planning is the foundation of any successful construction project. The Pre-Construction Services Agreement is a fee based agreement which outlines in detail the scope of work required to prepare for construction, including:
• Designing the building plan
• Providing a detailed budget featuring excavation, permits, and your chosen fixtures and finishes
• Any remaining choices to be made during the construction, and estimated costs for those choices.
• Preparing a Construction Contract
A fee is set for the cost of pre-construction services, which produce a building package that you can use with any custom home builder you choose to build your home.
Melinda Yoder is our Selections Coordinator. Melinda works closely with our PSA customers, providing support and assistance as you select the fixtures and finishes to be included in your construction estimate. As you make design decisions, our team provides an ever-increasing level of detail in the budget to minimize contingencies and costly change orders during the build. An important component of our pre-construction services agreement is that you are under no obligation to use A M Yoder & Co. for construction of your new home. The construction documents we help you create are for use with any custom home builder you wish. However, A M Yoder genuinely hopes to earn your trust during the PSA phase, and the PSA deliverables include a customized Construction Contract for you to use, should you select us as your Contractor.
When you contract with A M Yoder to build your house, an experienced Project Manager is assigned to your project. The Project Manager is responsible for all aspects of the job site, including scheduling, purchasing materials, cleanliness and safety. The Project Manager also arranges bi weekly site meetings. During progress meetings you are kept abreast of all developments during the build. The Project Manager is responsible for taking detailed meeting notes, and distributing the notes to all parties after each meeting. This minimizes surprises, delays and changes, keeping your project on schedule and on budget.

Unlike many custom home builders, A M Yoder & Co allows our customers an extended walk through after taking occupancy of their new custom home. You have 30 days to live in your new custom home before compiling a final punch list. We identify anything that needs attention and set the parameters of a timeline for the punch-list.
When construction ends, A M Yoder & Co.’s service continues. A M Yoder & Co. offers a complete 1 year warranty on all custom homes, and extended warranties on EarthCraft Certified homes. We also provide you with instructional material about the systems and warranties of your new home when you take occupancy. When the warranty expires, A M Yoder & Co’s service continues even further. Many clients call us back years after completion for additions, renovations and repairs, and we treasure opportunities to build lasting relationships with our customers.
